Adriatic Coast real – estates is an agency founded in January 2006. The primary aim of the agency is the mediation in sale, purchase, rent of all kinds of real – estates (flats, houses, summer houses, apartments, business premises, plots of land, hotels, etc.) and rental of vehicles (Rent A Car).

Our goal is to offer the complete service of high quality to our clients, both to our buyers as well as our sellers, from the first contact to the final completion of business. We try to be at the disposal of our clients to everyone’s satisfaction in every moment through our professional advice, checking the status of the properties in the land – registry books, concluding the sales contract and through all the other necessary actions related to real – estates. Services for property sellers?
For the sellers we make the inspection of the property, we give our unofficial evaluation and opinion about the market value, we put the property on our web – pages, we advertise properties at home and abroad in order to provide the sellers with the potential buyers as soon as possible, and we inform him / her about all legal obligations related to the properties which he / she sells on the market.

Services for property buyers?
We enable our buyers the inspection and the insight into all real – estates advertised on the web – page and out of it, we find the required real – estate on the location designated by the buyer, we present the real – estates directly in the office, we inform the buyers about the legal provisions, we take the clients to visit the real – estate, and the lawyers who have the signed contracts with us take care about the whole legal business.

The Adriatic Coast real estate agency has the following obligations towards the seller:
- our broker will come to inspect the property and gather all the necessary documentation
- with the seller’s permission, the broker will photograph the property to ensure the highest quality of presentation on our website and of marketing in general
- our broker will enter into a listing agreement with the seller. This agreement is not exclusive, which means that you or any other real estate agency have the right to sell your property if you manage to find the buyer on your own, without any further obligations towards the Adriatic Coast real estate agency
- according to the general rules of business ethics, Adriatic Coast will inform the seller of the offers received from the potential buyers. Once the seller and the buyer have reached an agreement, the agency will draft the preliminary contract and the sale contract
- Adriatic Coast will organize the signing of the preliminary contract and the sale contract and cover all the related expenses
- our broker will be present during the payment and takeover of the property
- our broker will be present during the official signing of the loan agreement at the office of the notary public and during the purchase of the property with the bank loan
- Adriatic Coast will charge the seller 3% commission on the agreed price of the property

The Adriatic Coast real estate agency has the following obligations towards the buyer:
- our broker will present the buyer with the documents of ownership of the chosen property
- the Agency will draft the preliminary contract and the sale contract
- the Agency will organize the official signing of the contract by the seller and the buyer at the office of the notary public
- if the price of the property is paid partly or fully with a bank loan, our broker will be present at the official signing of the loan contract at the office of the notary public
- after the signing of the contract, our broker will deliver the proposal for the registration of deeds to the land registry department of the municipal court for the registration of the mortgage
- our broker will be present at the payment of the agreed property price at the bank and at the takeover of the property

Based on the power of attorney, the Adriatic Coast real estate agency will perform the following services in the name of the buyer:
- the Agency will file an income tax return to the tax office
- our broker will be present at the appraisal of the property by the tax office commission
- after the buyer pays the property sales taxes, the broker will deliver the sale contracts to the tax office where they will be stamped to confirm that the taxes have been paid and that the buyer has partially or fully been freed from the property sales tax
- the broker will deliver valid documentation for the transfer of the utility bills from the seller to the buyer to the electrical company, gas company, municipal services company and the heating company
- the broker will deliver the property sale contract with the proposal for the registration of the ownership rights for the bought property in the buyer’s name to the land registry department of the municipal court
- for its service Adriatic Coast will charge the buyer 3% commission of the price of the property agreed between the seller and the buyer

The expenses of the perspective buyer include the 3% agency fee and 5% property sale tax to be paid to the Republic of Croatia.

If the buyer is a foreign citizen, his expenses will include additional lawyer’s fee, depending on the extent and the course of the legal affairs, and the approval by the Ministry of the Foreign Affairs and the Ministry of Justice. However, the foreign citizen who sets up a company in Croatia will automatically receive the status of a corporation and will not need to wait for the approval by the Ministries. In this case, the buyer has the right and the obligation to pay the 5% tax to the Republic of Croatia
